Blacko: A plan to turn the historic Cross Gaits Inn into a house has been shot down. The local community really rallied together, objecting to the change. They want to see the pub reopen instead.

The owner, John Kay, wanted to convert the grade II-listed pub into a home and build another house behind it. But Pendle Council said no this week, despite his efforts.

Even though the pub hasn’t been open for a while, locals believe it could thrive again. They pointed out that good pubs are doing well in other areas. Plus, they think the asking price of £595,000 is way too high.

Mr. Kay’s team argued that the old pub has been empty since January 2023 and that their plan would renovate the building and create two family homes. They claimed it would be a smart use of land.

But the community pub group isn’t buying it. They said the marketing for the pub was lacking and that the asking price was double what it should be. They even had an independent valuation to back this up.

They also mentioned that the closure of the Cross Gaits has hurt local businesses and tourism. It used to be the only pub in Blacko serving food, and it was a favorite spot for both locals and visitors.

According to the community group, there was interest from other buyers who wanted to renovate the pub, but the owner didn’t consider their offers. They believe the pub could still be a successful business.

They pointed out that other local pubs are thriving, showing that there’s still a demand for good pubs in the area. The community is eager to support the Cross Gaits, with many offering time and financial help to keep it alive.

Blacko Parish Council also weighed in, saying they prefer the pub to be a community asset rather than left to fall apart. They support the community group’s stance against the redevelopment.
