J D Wetherspoon used to own the spot. They shut it down for the update in 2022. But the project stopped in 2023. The building is half torn down and messy looking.

LSF Estates Developments bought it in July 2023. The price was £662,400. Now they want to sell it. Hitchcock Wright and Partners are helping.

The site for sale includes Portofino restaurant. The sale would end their lease. It also has the old Wetherspoons and empty land. This land is east of the site.

It is across from Marine Point. Marine Point has a cinema and restaurants. You can find a Travelodge, Greggs, and Nandos there. The Queens Royal Hotel is next door. It is also up for sale.

Wirral Council has a plan for New Brighton. This sales pitch mentions that plan. The plan guides Wirral’s development for twenty years. It is called the Local Plan.

The plan includes apartments and hotels. It also includes leisure space and a lido. You could build a nine-story building there. It could have shops, apartments, and townhouses.

Another idea is a hotel with apartments. The hotel could have 200 beds. It could also have townhouses. Offers around £3 million are expected. Someone could also redevelop Queens Royal Hotel.
