Croydon: The average house price here is £362,040. But some homes sold for much more. The highest price was an incredible £22 million.

In the last five years, property prices rose by £2,572. In the past year, they increased by £515. There were 372 home sales last year, down by 84 from the year before.

Most homes sold for between £200,000 and £262,000. The next popular range was £262,000 to £324,000. Here are the roads with the priciest homes in 2024:

Purley Way, Croydon (CR0 4NZ): £22,130,000

Radcliffe Road, Croydon (CR0 5QH): £12,000,000

Wellesley Road, Croydon (CR0 1LH): £10,400,000

Wellesley Road, Croydon (CR9 1NG): £9,700,000

Vulcan Way, New Addington (CR9 0DB): £6,300,000

Dingwall Road, Croydon (CR9 2DX): £3,500,000

George Street, Croydon (CR0 1LD): £3,300,000

Sanderstead Road, South Croydon (CR2 0AJ): £2,900,000

South End, Croydon (CR0 1BZ): £2,400,000

Bishops Walk, Croydon (CR0 5BA): £2,250,000

Most of these sales happened in February and March. Only one, on Radcliffe Road, sold later in the year. Even though Purley Way had the highest sale, it’s not Croydon’s priciest neighborhood.

That title goes to Woodcote, where the median house price is £857,000. That’s about £21 million less than the Purley Way property.

Mortgage rates are expected to drop to around 4% by the end of 2025. This could strengthen the housing market. Buyers may have more negotiating power with more homes available.

Tim Bannister from Rightmove believes 2025 will be a buyer’s market. This will give buyers time to find the right home at the right price. However, attractive homes in popular areas are still selling fast.
