Carpenders Park: Burlington Developments Ltd recently submitted a request for an environmental impact assessment. This is for agricultural land east of Oxhey Lane.

The concept plan suggests building up to 260 homes. These would be around a network of streets behind Carpenders Park Care Home. The designs are still in early planning stages, so they might change later.

Three Rivers District Council has completed the assessment. They found that environmental impacts are likely limited. This means they probably won’t cause complex or hazardous effects, which is typical for planning applications.

The developer will return with full or outline plans. These plans will detail what they want to build. Approval is needed before any construction can start.

Access to the proposed development would be from Oxhey Lane. This would be directly opposite Carpenders Avenue and just past the care home site.

The development aims to include a mix of market, affordable, and self/custom build housing. It will also have a care home, parking, open space, and landscaping.

Homes will likely be a mix of detached, semi-detached, and terraced styles, typically up to two-and-a-half stories high. Both on-street and on-plot parking will be available.

Carpenders Park district councillor Christopher Alley expressed concerns about losing local green belt. He believes residents are right to be worried about this development.
