A proposal for 115 homes in Kilwinning faces rejection due to flood risk concerns and inadequate site planning
Kilwinning: So, CCG Homes kicked off their plans almost two years ago with North Ayrshire Council. They were really hoping to get a decision by June 2023, but things got delayed.
The project was all about building 115 homes on some old industrial land near Nethermains Road. But the council wanted to take a closer look at flood risks before moving forward.
They had plans for 76 three-bedroom houses, which would include a mix of terraced and detached styles. Plus, there were going to be 39 four-bedroom detached homes, too.
On top of that, they were planning to add 336 parking spaces, with a mix of garages and open spots. Sounds good, right? But then the Scottish Environment Protection Agency (SEPA) raised some red flags about the flood risks.
CCG Homes got a chance to tweak their plans to address these concerns, but so far, they haven’t submitted any new layouts. The council’s roads department also wanted more info before they could give a proper assessment.
Even environmental health had some worries about contaminated land. They did get some extra info, but it wasn’t enough to solve the issues.
As the planning committee meeting approaches on January 22, the officers have looked over all the feedback and are recommending that the proposals be turned down.
Chief planning officer Allan Finlayson pointed out that the development isn’t well-suited for the flood risks and could actually put more people and properties in danger. He also mentioned that the local wildlife and habitats haven’t been properly considered.
But don’t forget, the final decision won’t be made until the committee meets. The elected members still have the power to vote against this recommendation.
